Anchor Loans & Pretium Host Institutional Summit
Anchor Loans and Pretium Bring Residential Developers Together for Inaugural Institutional Summit
Anchor Loans and Pretium hosted the inaugural Anchor | Pretium Summit on October 28–30, 2026, bringing together representatives from 38 client companies across land development, master planned communities, homebuilding, build to rent, and multifamily development.
The invitation only Institutional client gathering provided an opportunity for residential developers to exchange market perspectives and engage directly with senior leadership, including Pretium Founder and CEO Don Mullen, Co Presidents Jon Pruzan and Stephen Scherr, and Anchor's Institutional lending team. Discussions focused on residential housing fundamentals, disciplined capital deployment, and opportunities for experienced developers navigating changing market conditions.
Residential Development: Market Challenges and Opportunities
Financing costs, housing affordability, changing demand patterns, and local market conditions continue to influence residential development decisions. Yet the fundamental need for additional housing remains, creating opportunities for experienced sponsors who understand their markets and can execute through changing conditions.
Summit discussions examined how capital providers and developers can evaluate those opportunities using sound market fundamentals, investment discipline, and firsthand operating experience.
Pretium's platform extends across residential real estate equity and credit. That breadth provides access to market information and operating insights that can inform investment decisions and help identify opportunities across different housing markets and economic conditions.
Don Mullen, Founder and CEO of Pretium, spoke to the value of connecting capital with the businesses responsible for creating and operating housing.
"What makes our platform different is the ability to connect investment capital with the people creating and operating housing. The information and experience we gain across our businesses allow us to see opportunities differently, make more informed decisions, and build stronger partnerships with the developers bringing those opportunities to life."

As a Pretium company, Anchor Loans combines specialized residential development lending expertise with the broader investment perspective of Pretium's real estate platform. This relationship supports Anchor's approach to evaluating opportunities and structuring financing for experienced developers.
Disciplined Capital Deployment Through Changing Markets
As financing costs, land values, and construction economics shift, disciplined capital deployment becomes increasingly important. These conditions can affect project viability and reinforce the value of experienced investment judgment.
Pretium Co President Stephen Scherr contrasted the ease of investing in a rising market with the discipline required when favorable conditions are no longer present.
“I would say almost anybody can deploy capital in a market that is up and to the right. The real trick is when it's not there and how do you deploy capital prudently, effectively and do it in a way that is rooted on good fundamentals and relationships that matter and that prove themselves time and again.”
Stephen Scherr, Co President, Pretium
For residential developers, the ability to execute through market cycles depends on having a capital partner that understands the sponsor, the project, and the local market. Anchor Loans provides Institutional financing solutions for experienced developers, including land and horizontal development financing, subdivision construction loans, multifamily construction financing, bridge loans, and borrowing base production facilities.
Strengthening Relationships with Residential Developers
The Summit brought together developers and entrepreneurs with firsthand experience navigating local housing markets, managing complex projects, and building successful businesses. Their perspectives added depth to the discussions and created opportunities for Anchor, Pretium, and fellow attendees to learn from one another.
For Anchor, understanding a developer's long term objectives, business strategy, and operating challenges is fundamental to structuring financing that supports their projects and growth.
For JP Ackerman, Chief Revenue Officer of Institutional Lending at Anchor Loans, the inaugural Summit demonstrated the value of creating that environment.
"What made this Summit such a success was the combination of exceptional attendees and engaging dialogue. Bringing together our clients with senior leaders from Anchor and Pretium sparked connections, ideas, and opportunities that would not have developed through the normal course of business alone. The feedback has been resoundingly positive, and I believe the relationships deepened during the event will drive meaningful business outcomes for years to come."
