Documentation
Anchor will supply an investor of whole loans three seperate packages of information.
Package 1 - Prefunding
Package 1 is supplied prior to a loan funding. This contains information necessary to make an informed investment decision. Included in this package are:
- Loan summary sheet highlighting the essential information regarding the property, borrower, and loan
- Market Analysis of the property
- Preliminary Title Policy
- Borrower Credit Report
- Borrower Loan Application
- Borrower Bank Statements
- Lender Disclosure Form
- Loan Servicing Agreement
Package 2 - Closing
Upon the closing of the loan, Package 2 will be sent to the investor. This package will include copies of the following signed documents:
- Deed of Trust
- Assignment of the Deed of Trust (if applicable)
- Note Secured by Deed of Trust
- Note Endorsement (if applicable)
- Closing Statement
- Insurance Policy
Package 3 - Post Closing
Approximately 4-8 weeks after the close of escrow, Package 3 will be sent to the investor. This package will include:
- Deed of Trust- Recorded Copy
- Assignment- Recorded Copy (if applicable)
- Final Title Policy
